You get proximity to Cleveland (in less than an hour) and the lifestyle appeal of a familiar, well-established community, without paying high coastal prices for your square footage.

Summit County, in particular, has earned a reputation as one of Ohio’s most economically vibrant regions. Corporate headquarters, healthcare systems, professional services firms, and tech companies have all staked a claim here, and the commercial real estate market reflects it. 

When you’re browsing through office spaces in the area, you’ll find reasonable rates, accessible highways (I-77, I-76, and Route 8), public transit options, and a highly educated and talented workforce.

Step 1: Analyze the space before you look

The biggest mistake businesses make when leasing office space is starting with the search before they’ve done the math. You have to walk into this process with your numbers already in hand.

True Space Density: “A general rule of thumb is 150-200 square feet per employee for a traditional office setup, or as low as 75-100 SF per person in an open-plan or hybrid environment,” says our Associate Advisor, Alyssa Bresler. “If you’re in a client-facing profession like medical, dental, or legal, factor in waiting room space, consultation rooms, or staff areas separately.”

24-Month Growth window: Avoid leasing for the business you are today. If you’re signing a 3-5 year lease, project your personal requirements out at least 18-24 months. The cost of moving mid-lease or paying for unused space can potentially break your momentum. 

Non-negotiables: A creative agency needs natural light and open volumes; a medical clinic requires HIPAA-compliant acoustic privacy and specialized plumbing. Know your architectural deal-breakers before you step foot on a property. Know your deal-breakers before you tour.

Step 2: Understand The Lease Types You’ll Tour

In Northeast Ohio, you will primarily encounter three structures:

NNN (Triple Net): The tenant pays a low base rent but assumes a proportionate share of the building’s operating expenses. Specifically, property taxes, insurance, and common area maintenance (CAM).

Gross Lease: One flat monthly payment that includes most or all operating expenses. Common in older and smaller buildings. It’s easier to budget, but it could have higher base rates.

Modified Gross: A hybrid model where some expenses are included while others are paid by the tenant. Read carefully what’s in and what’s out.

Step 3: Prime Location is more than a Pin on a Map

Every broker will tell you that location matters. Here’s what that actually means in practice for an office tenant: 

Employee Commute: Your workspace is a recruitment and retention tool. Choosing an office with direct, intuitive access to I-77, Route 8, or public transit links directly to your team’s daily job satisfaction (and lower turnover rates). 

The Client Journey: Who are your neighbors? Being co-located in a medical office park with established healthcare names carries professional credibility for health-adjacent businesses. Being in a mixed-use corridor near retail, dining, and hotels makes your office a destination, not just a workplace. Main thoroughfares like Darrow Road (SR-91) in Hudson or West Market Street in Fairlawn act as passive branding.

Parking: This one is non-negotiable in Northeast Ohio. Unlike a major urban center, your clients and staff will drive. Confirm parking ratios (spaces per 1,000 SF of office) and whether parking is shared with other tenants.

Step 4: Tour Checklist

Here’s what experienced tenants evaluate:

  • Natural light: Studies consistently link daylight to employee productivity and well-being. How many windows? Which direction do they face?
  • HVAC control: Can you control temperature independently, or is it shared? Poor HVAC is one of the top reasons tenants break leases early.
  • Internet infrastructure: Fiber availability, existing cabling, and provider options. 
  • ADA compliance: Ramps, accessible restrooms, elevator access. 
  • Building condition: Roof, common areas, exterior landscaping: these reflect how a landlord operates. A well-maintained campus tells you something about the lease experience you’ll have.

Step 5: Questions To Ask 

Once you’re serious about a space, the conversation with the landlord or broker gets more specific. Don’t leave these unanswered:

  1. What is the total all-in monthly cost including CAM, taxes, and insurance?
  2. What is the lease term, and is there flexibility? Many landlords prefer 3–5 year terms but will negotiate. Month-to-month is rare and expensive.
  3. Are utilities included? 
  4. What is the renewal option structure? Know your rights before you sign.
  5. What’s the landlord’s process for maintenance requests?
